New Market Insights for the Life Sciences Sector

Scottish Enterprise is committed to supporting the continued growth of Scotland’s Life Sciences sector -  expanding lab space, backing innovative home grown companies, and attracting inward investment. By strengthening market intelligence and offering targeted early stage support, we aim to unlock new development and create the conditions for long term, sustainable growth.

To build a more transparent and better functioning market, Scottish Enterprise and the Scottish Government have jointly commissioned two independent studies to help developers, investors, landlords and occupiers make informed decisions and plan with confidence.

1. Supply and Demand Analysis Report

A comprehensive assessment of the trends shaping Life Sciences accommodation across the Scottish Enterprise area. The report has been produced by CBRE Ltd, one of the world’s largest commercial real estate services and investment firms, with input from a range of Scottish stakeholders.

It highlights current and future market needs, showing where opportunities are emerging and where pressures may intensify. This analysis will be updated regularly to keep insights current and accessible.

2. Life Sciences Fit Out Guide

A high level guide offering practical advice on the challenges, costs and risks associated with fitting out specialist laboratory space. Developed by Constructing Science, a UK-based consortium of leading life sciences, construction and engineering experts, it's designed to demystify the fit out process and support better planning and investment decisions. The guide may be refreshed over time as we gather feedback from users.

Introducing the Life Science Accommodation Programme (LSAP)

To complement this market building activity, Scottish Enterprise will launch the Life Science Accommodation Programme later in 2026. Announced by the Deputy First Minister in February 2026, LSAP is designed to accelerate the development of new Life Sciences accommodation by offering targeted grant support to developers who can demonstrate a clear viability gap.

This short to medium term intervention will help rebalance the market, stimulate new investment, and support the transition to a commercially self sustaining sector over time.
